Who Needs SB 326 Inspection Services

The Senate Bill 721, also known as “the balcony law,” applies to the owners of the properties meeting ALL the following criteria:

  1. It is a multifamily building in a condo association or HOA*.
  2. It has at least three separate dwelling units.
  3. It is two or more stores in height.
  4. There are elevated exterior elements more than six feet above ground level.
  5. Those elements are made of wood or rely on wooden structures.

*For the properties NOT associated with a condo association or HOA, an SB 721 inspection must be scheduled instead.

  • Assessing rails, stairs, treads, risers, stringers, and other exterior elevated elements’ technical condition and structural integrity.
