What is SB 721 California Law?

 Senate Bill 721, also known as “the balcony law,” was issued after a tragic event in Berkeley, California. It is aimed at protecting residents and tenants by enforcing compliance with safety standards.

 This law implies that every property owner, manager, or landlord must arrange for a balcony inspection with a certified architect, builder, or engineer if their property meets all the following criteria:

  1. It’s a multifamily building with three or more dwelling units.
  2. It is two or more stores in height.
  3. It has exterior structure elements elevated more than six feet above ground level.
  4. Those elements’ safety and reliability depend on wooden structures.

Please note that SB 721 only applies to properties that are NOT a part of a condo association or HOA. In other cases, an SB 326 inspection must be scheduled instead.
